Residensi Wilayah (RUMAWIP), Rumah Selangorku (LPHS) and affordable housing
Bandar MADANI Bukit Jalil has drawn attention because of its scale, proposed public facilities and objections raised by nearby residents. To understand the proposal clearly, it helps to distinguish the overall development from the different housing categories planned within it.
PR1MA, Residensi MADANI and Residensi Wilayah are separate categories. After looking at the Bukit Jalil proposal and PR1MA registration, buyers can also compare existing Residensi Wilayah projects around Kuala Lumpur and Putrajaya.
Chapter 1: Bandar MADANI Bukit Jalil includes several housing categories
Bandar MADANI Bukit Jalil is a proposed integrated residential development in Kuala Lumpur, with Perbadanan PR1MA Malaysia as its main developer. It was announced during the Budget 2027 presentation and is planned to be developed in phases over 15 years. PR1MA’s project page · BERNAMA report
Based on details presented at an engagement session and reported by the media, the proposed mix is approximately 14,200 PR1MA homes, 1,750 Residensi MADANI homes and 1,050 homes for civil servants. These figures describe a proposed mix; they do not mean all units have been launched or are available to book. Seputeh MP Teresa Kok cited estimated prices of RM390,000–RM480,000 for PR1MA homes, RM200,000 for Residensi MADANI homes and RM360,000 for civil-servant housing. Buyers should confirm the latest official prices and eligibility requirements. The Star report
Announced or proposed facilities include a vertical school, health clinic, MADANI hub, hawker space, multipurpose hall, surau, police kiosk and local bus stops. The government has also described a “15-Minute Walkable City” concept, with covered walkways connecting amenities and recreational areas. BERNAMA report
Some reports mention buildings of up to 40 storeys, smart-home features and renewable-energy use. These details should be checked against formal plans and approvals. PR1MA states that concept-design illustrations remain subject to approval by local authorities. PR1MA’s project page
How are the categories different?
Category | What it means in this context |
PR1MA | A housing component within the Bandar MADANI Bukit Jalil proposal. PR1MA’s website currently shows a registration-of-interest option for the project. |
Residensi MADANI | A separate affordable housing scheme. |
Residensi Wilayah (RUMAWIP) | The Federal Territories affordable housing scheme. Aman Madani and Tepian Tasik are listed as Residensi Wilayah projects. |
Although Residensi Aman Madani includes “Madani” in its name, its project page lists it under Residensi Wilayah. A project name alone does not determine its scheme category. Aman Madani permaisuri cheras project page
Chapter 2: Why are nearby residents objecting?
Residents from Bukit Jalil, Bandar Kinrara and Taman Puncak Jalil have raised concerns about more traffic, pressure on schools and hospitals, development density, and whether the proposed facilities will be sufficient for the additional population. Seputeh MP Teresa Kok has also called for registration to be postponed until DBKL’s planning studies are completed.
These are concerns and claims raised by residents and their elected representative, not final findings. The government has said the project obtained a DBKL Development Order, will be built in phases and is undergoing impact assessments. The Star report · BERNAMA report
The government has announced RM250 million for road upgrades, a new four-lane road and two bridges. Traffic, environmental and social impact assessments are reported to be under way. Clear information on study results, infrastructure timelines, school and clinic capacity, and how resident feedback will be considered would help buyers and residents assess the plan.
Chapter 3: Current PR1MA registration status
As of 2 November 2026, PR1MA’s official website lists Bandar MADANI Bukit Jalil as “Open for Registration” and provides an “I’m Interested” form. This allows members of the public to register their interest and request more information. PR1MA official website
Registration of interest is different from a confirmed sale, unit booking or approved application. The government has said Phase 1 remains subject to requirements and DBKL planning permission; reporting on the government’s explanation also describes the initial registration as a way to record public interest. Interested buyers should confirm prices, eligibility, floor plans, phase timelines and the formal sales or unit-selection process directly with PR1MA.
