When you hear that 963 Rumah Selangorku units in Shah Alam were taken up within 18 months, you may simply think:

“Another affordable housing project.”

But for a first-time home buyer, there is a much bigger question:

What are you actually looking for when you buy your first home?

Because buying an affordable home is not simply about finding the cheapest price.

It is about finding the right balance between price, size, location, accessibility and your daily lifestyle.


RM250K–RM300K: What Can First-Time Buyers Really Afford? (Rumah Selangorku/ Rumawip)

For first-time buyers looking at affordable housing in the Klang Valley, RM250,000 to RM300,000 is an important price range to understand.

In Selangor, some Rumah Selangorku projects are priced around the RM250,000 to RM288,000 range, depending on the project and housing type. For example, LPHS lists Residensi Lestari 2 from RM250,000 and Residensi Akasia from RM288,000.

In Kuala Lumpur, Residensi Wilayah has a selling price of up to RM300,000 per unit, with current projects listed by the Jabatan Wilayah Persekutuan at RM300,000.

One recent example is Residensi Akasia in U9 Shah Alam, where 963 Rumah Selangorku units were taken up within 18 months.

The project was priced at RM288,000, with approximately 1,023 sq ft, three bedrooms, three bathrooms and two parking spaces.

At first glance, a home of this size and layout at RM288,000 may look very attractive.

But this leads to a more important question:

“Is RM288,000 affordable for everyone?”

Not necessarily.

Being eligible for an affordable housing programme does not automatically mean that the monthly financial commitment will be comfortable for every buyer.

There are really three different questions a first-time buyer needs to consider:

1. Am I eligible for the housing programme?

2. Can I qualify for the required home loan?

3. Can I comfortably afford the monthly cost of owning the home?

These are not always the same thing.

But affordability is not just about the selling price. It is also about what you have to pay every month.

And this is where the comparison with renting becomes interesting.

Some first-time buyers may ask:

“If I am already paying around RM1,500 a month in rent, why not consider owning something instead?”

Of course, a mortgage payment is not the same as rent.

Homeowners also need to consider maintenance fees, sinking fund, insurance, assessment and other ownership costs.

So, what would the monthly instalment actually look like?


What Would a RM300K Home Cost You Each Month?

For example, if you were to finance RM300,000 over 35 years, the estimated monthly instalment would be around RM1,300– RM1,400, depending on the interest rate and loan package.

But the monthly instalment is only one part of the cost of owning a home.

You may also need to budget for maintenance fees, sinking fund, insurance and other homeownership expenses.

So if you are currently paying around RM1,500 in rent, the monthly mortgage payment may look comparable on paper — but the overall cost of ownership can still be different.


The more important question is not simply:

Do You Expect Too Much From an Affordable Home?

Sometimes buyers tell me:

“I want something below RM300K.”

Then they also want:

✔️ 3 bedrooms

✔️ 2 bathrooms

✔️ 2 car parks

✔️ condominium facilities

✔️ swimming pool

✔️ gym

✔️ good location

✔️ near MRT/LRT

✔️ near a shopping mall

✔️ near a hospital

✔️ near schools

✔️ easy highway access

✔️ bigger built-up

✔️ preferably furnished


And of course…

They want it in Kuala Lumpur. 😂

That's where the real challenge starts.

Why Affordable Housing in KL Is Different

Land in Kuala Lumpur is limited, and land costs can affect what developers are able to provide within an affordable-housing price range.

That means buyers may have to make trade-offs.


A project may give you:

RM300K + 3 bedrooms

but perhaps the location is further from a train station.


Another project may be:

near an LRT station

but the built-up is smaller.


Another may have:

2 parking spaces

but perhaps fewer facilities.


Another may give you:

a larger layout

but you may need to travel further to work.

There is no perfect house.

There is only the house that fits your priorities.

So What Matters Most to You?

Before you start searching, ask yourself:

1. Location

Do you need to be in KL because you work there every day?

2. Public Transport

Do you need to be within walking distance of an MRT or LRT station?

3. Accessibility

Do you drive?

How important is highway access to your daily commute?

4. Daily Amenities

Do you need supermarkets, malls, clinics, restaurants and other amenities nearby?

5. Hospital and School

If you have children or elderly parents, this may be much more important than having a swimming pool.

6. Size

Would you rather have:

800 sq ft in KL

or

1,000+ sq ft further outside KL?

7. Parking

One parking space or two?

This may sound like a small issue when you're looking at the brochure.

But once you own the property, it can become a daily issue.

8. Facilities

Do you really need a pool, gym, clubhouse and other facilities?

Or would you rather have lower monthly maintenance costs?

Or Should You Move Further Out?

This is another question first-time buyers need to think about.

You may find more choices around:

Shah Alam

Klang

Setia Alam

Puncak Alam

Rawang

and other parts of the Klang Valley.


You may get:

bigger layouts + more parking + more facilities

within a similar price range.

But then you have another cost.


Time.

If you work in KL, would you be comfortable spending an extra hour or two commuting each day?

That is not just a transport question.

It is a lifestyle decision.

Don't Wait for the “Perfect” Affordable Home

This is probably the most important thing I want first-time buyers to understand.

Affordable housing does not come with unlimited choices.

Sometimes you spend months searching for:

“Something below RM300K, 3 bedrooms, 2 parking spaces, near MRT, good facilities, big size and a nice location…”

Then finally, you find something that matches 80% of your requirements.

But you don't apply because it doesn't match the remaining 20%.

And later…

the unit is gone.

Then you start searching again.


Maybe the next project will be better.

Maybe not.

Be Smart About What You Really Need

I'm not saying:

“Just buy anything below RM300K.”

Definitely not.

Your first home is still a major financial commitment.


Instead, ask yourself:

What are the 3 things I absolutely cannot compromise on?

Maybe yours are:

① Near a train station

② 3 bedrooms

③ Below RM300K

Then everything else becomes secondary.


Someone else's priorities might be:

① 2 parking spaces

② Bigger layout

③ Near a school

That's completely different.

Your First Home Doesn't Need to Be Perfect

It needs to be:

affordable enough for you,

practical enough for your lifestyle,

and good enough for your next stage of life.


That's why I always tell first-time buyers:

Don't just ask, “How cheap can I buy?”

Ask:

“What kind of home can I realistically afford, and what matters most to me?”

Because sometimes the better decision is to stay in KL.

Sometimes the better decision is to move slightly further out.

And sometimes the best opportunity is a limited affordable project that may not come around again soon.

Know what you want before you start searching.

Then, when the right opportunity comes,

you can recognise it.
